House buying valuation/survey?

Im in the process of buying a flat and have just had the results of a basic valuation/survey back. It basically said it just needed superficial maintenance, but then at the end said they recommended a more extensive survey.





Is this an indication that they think there may be a problem that we should have looked into, or is it just their way of getting more money out of us?





The flat is in a 1970s purpose built block of flats.

I would guess that you are correct and that the inspector did not feel comfortable placing his name on the report. Your hunch may be correct that there may be an extensive problem that could require a more in-depth examination.

I lost my older sister at 28 to congestive heart failure from diabetic complications. I know that most diabetics have a shorter life expectancy but need real results from a survey for the research paper.

i work in a nursing home and a lot of the people there is diabetic and they are from 70 to 90 yrs young so you can live along time with it just take care of yourself by keeping a close eye on it watch what you eat low sugar is as bad as high you can die from either one
Reply:I lost my husband to Diabetes. He was 35. He also was Hispanic and it tends to threaten the Hispanic and Black cultures the worst. He went into a Diabetic coma and then eventually had heart failure. Good luck with your paper, it is something that needs to be addressed in a big way.
Reply:Although I am a fourth generation diabetic, there is no one outside that straight line who is/was diabetic as far as I know. My great grandmother died in her sixties shortly after I was born, so I never got to meet her. My grandmother recently died in her eighties. She took pretty good care of hers, but had other problems as well. My biological father (age 65) probably won't last a great deal longer as he refused for many years to take care of his and also has other problems. His diabetes is now being tightly controlled, but he's bedridden in a nursing home.

How do I go about writing an article?

I want to conduct a survey and write an article about the results. Do I find someone to publish it first and get a commission from them? Will they pay for and help publicise the survey? Or do I have to do it all myself and then find someone to publish it?

my guess would be that if you're willing to do a survey on just about anything, you can search around for freelance writing opportunities that a company would pay for.





but if you have a specific topic in mind, you'll probably have to do the work on your own and hope somebody has a need for it. if you do have a specific topic, then that kind of throws you into the scholarly research category where professors research their own topics and submit them for publication to specific trade magazines.
Reply:Sorry to have to be the one to tell you, but it is highly unlikely that a mag will pay you in advance to do a survey and write an article based on that survey. Query publishers first, to see if there is any interest. Read mags like THE WRITER and WRITER'S DIGEST and visit writers' websites for more info.





There are no shortcuts. You would do well to build a body of work to show potential publishers. You might consider writing some articles for your local newspaper, for example.

I like it, I just hate the town I live in. It's really small and there's nothing to do.





Freshman dorms were HORRIBLE. Oh gods, people urinated in the showers, the carpets were disgusting (toenail fungus...I never took my shoes off!), roommate issues (I'd have killed myself had I gotten a roommate), people bringing strangers into the rooms all the time, the sinks were disgusting, no real kitchen, heat never worked, etc. The only thing I liked about the dorms were my friends were like 3 seconds away from me. www.onu.edu/reslife





I didn't eat the campus food because I got too anxious with all the people around me. I bought my own food and used the "fake kitchen" to cook it.

Reply:You may be interested in how the people in the survey was selected. Was this a random sample or not? Was there a gender or age group or race that was more likely to be chosen than others due to the type of sampling used?





Were the people in the sample asked the question in a way such that it did not induce any type of response? For example, if the interviewer asked





"In order to reduce the possible of traffic fatalities, should the speed limit be reduced?"





then the question may lead to more yeses.

Incomplete survey ???

A survey was conducted about traffic stops and arrests. the news media stated that (out of all the stops made approx. 1/3 were white 1/3 hispanic and 1/3 afroamerican. But hispanic and afroamericans were more likely to be arrested.) Why is that? They didn't complete the survey. they didn't say why they were arrested. Could it be, DUI, DWI, Parole violations, Warrents,Drugs, Guns in vehicle, no license,no insurance,unregistered vehicle,seatbelt violation,misuse of plates, stolen vehicle, I can go on and on. The news media gives us the head line not the results, just like the survey gives us the numbers, but not the reasons. Don't you think it would help if they put down why they were arrested so that we would know how the survey came up with those numbers? Or was there a survey at all?

Reply:Sounds like you got most of them however 3 out of 5 Hispanics in the prison at Hobbs NM are there for sex with minors.
Reply:I know I can't put this in words that everyone will find acceptable. The majority of people in prisons throughout the nation are black and Hispanic. This coincides with the number of minorities that are arrested during vehicle stops. The reason for the arrest could be anything you listed, and even some you haven't mentioned.





I will make one point about vehicle stops not enough people know: When a vehicle is traveling at speeds of 35 mph and up, it is virtually impossible to see the race or gender of the vehicle operator. When the windows are tinted, it's even more difficult. In most cases, racial profiling is a load of crap.

My employer is requiring everyone to take a "behavior survey". I am a supervisor...?

I am uncomfortable with this survey, which looks like a personality test to me. Many of the questions are non work related such as..."How do you handle conflicts with a family member?" and "Are you happy with your current friendships?" The people I supervise, for the most part are not really objecting, but one woman is refusing to take the test , survey or whatever you want to call it. Management is pressing everyone to take it. there is no way to skip over in the personal questions, it is computerized.This is being given to existing employees, and being described as "something that will help you advance to the right position in the company, it will not hurt anyone" After the test, everyone will sit with the manager and the rep from the comapny to discuss the results. I answered with what I thought would be the "right" answers. I will NOT go into the BS I deal with at home with my boss and the rep from the company who distribute the test. I know this survey will not help everybody

Approach it positively. Some managers are more secure getting input on their subordinates using a tool like this. It will not be a problem for you if you approach it honestly and positively.
Reply:Legally they can't force you to participate in a survey, however, remember that there is a file on you at the company with all the good bad and the ugly, and when it comes time for a promotion or increase, they will be reading into your file. Taking a stand can sometimes also show leadership, and very rare is compensated as such. Good luck

What method you use depends on how u do your sampling (random or nonrandom sampling) and how whethor or not your study is quantitative or qualitative. Get a research book to help you determine which method to use.

Leasehold property survey - which sort?

Hi!


We have just put in an offer on a leasehold property (a maisonette). The property is pretty old, definitely at least 200 years old. We were assured that a recent damp survey brought up no bad results and that the roof and anything exterior is the freehold owners issue. So, what sort of survey should we get done on it? I don't want to waste our money paying out for the wrong survey!


Any advice appreciated, please, no silly answers, only those who have a good idea on this matter - many thanks x

Hi, you should get a homebuyers survey done on the maisonette. The surveyor will test for damp, rot, woodworm infestation, etc, etc. They will tell you about the main walls, floors, windows, pipes, grounds and boundaries associated with the property. The survey will also tell you about almost everything you would want to know about possible repairs needed in the future.


They are very helpful surveys to have done and then you can finally make your mind up once you know the ins and outs of the property's faults and possible repairs needed in the future.





Surveys are not that expensive and will give you peace of mind about the property you are buying, so you will know everything before buying it.

It says right in your list that 28% of the people have cats only. So are you sure you worded this right? Did you mean to ask how many people have cats, period?





If you wanted to find out how many have cats, regardless of any other pents, then:


(people of have cats) = (people who only have cats) + (people who have both cats and dogs) = 22% + 28% = 50%

Do you think this survey is right that more younger women believe in spanking than did the older generation?

I have been saying for a while that I thought there was a trend among younger mothers back toward spanking. Today I ran into an actual survey with the same result. Even though that was my impression--I was surprised by how high the numbers were. The concusion was:

Anyway, do you think these statistics are correct. I do. I think younger parents are just getting sick and tired of spoiled bratty kids and the Supernanny nonsense.

I think you hit the nail right on the head. Many of the younger generation that are old enough to have children now are the ones who were raised with "time-outs" and no spanking. They learned from their own experiences what worked and what didn't and are seeing the result all around them in their own peer groups (myself included).





People are slowly starting to see that the whole anti-spanking ordeal is NOT working because, with anti-spanking being so prevalent today, there is more violence among juveniles than there was before (during the previous generations that DID spank).





Spanking equals one or 2 incidents with a dude sitting in a clock tower with a rifle.





No spanking equals school shootings on the daily news.





When used correctly spanking is a necessary form of discipline that DOES need to be brought back and possibly TAUGHT to parents, ways to utilize it correctly.





Oh and to the poster above me about spanking "lowers the IQ" that is from the Gershoff study from 30 years ago and it outdated and antiquated. Read up on the more recent studies by Baumrind. There is absolutely NO PROOF that spanking lowers the IQ of a child, however, there is proof that children who are raised with only verbal punisment or only time-outs are more emotionally and mentally disturbed than those who are spanked moderately and properly.

Reply:As A woman in my 40's I can tell you that spanking has never and will never go away.


There are times when a swat is called for.
Reply:I believe that there are alternative ways to disapline a child but there is also a limit to it as well. I believe spanking should be reserved for severe misbehavior that you haven't been able to correct using the 'super-nanny' methods. I don't think spanking has as much of an emotional impact as people believe, doing it to the point of abuse or as an only alternative might but reserving it for severe misbehavior I think is fine. You just don't want to send the message that violence is the only way to solve problems.





I do believe if people tried hard enough they could do it strictly without spanking but most people don't have the time or patience. I am in the younger group and I spank my child when she does something wrong, I always warn her after she does it once though that if she does it again she will get a spanking.





I have noticed though, I sometimes spank my child as a kind of game. I don't know what you would call it, I just spank her playfully sometimes to show affection. When I do that I spank about as hard as I do when I am punishing her but she smiles and laughs, however when I spank her for doing something bad she cries like crazy and clings to my leg until I will forgive her(pick her up/comfort her in some way, so she knows I forgive her.) So I really think it's all in the atittude you do it in. I think people have such bad images of spanking because when they think of it they think of brutal beatings or something.





I guess it all depends on your parenting skills and what you believe is right. I would be interested in knowing if our steady moral decline in the past years in due to all this 'super-nanny' atittude. Like my sister was going out with a 21 year old guy when she was 16 and nobody in my family except me thought there was something wrong with that. When I talked to them about it they were like she's 16 we can't do anything about it anymore. I was dumbfounded, I told them if she was my daughter I would be doing something about it until they were 18 and ready to move out. Parents are just letting their kids do whatever they want now days because they don't feel like they have the power or authority to stop it anymore. Or that if they do try to stop it they will have to deal with repercussions because the children think they are full grown at 14. Kids need a reality check and they need to stop growing up so fast, I blame a lot of it on morality in general taking a dive as well though, I mean I see some 10 year old girls dressed up like hookers and I see baby bakinis I would think a playboy model would wear. Why do people have to buy their infants clothes that tattoo them as sexy? I think it's disgusting.





Anyway, back to the spanking subject, yes, I do believe children sometimes need a good hard spanking to make them realize that all their actions won't be met with just a 'slap on the hand' and that they have to take responsibility for what they do and the more severe the action they take in the more severe the penalty will be if that action is negative.





It is also the same though with giving false praise, but that is another topic all together.

Reply:Yes, I agree younger parents are spanking more today. It seems like a big cycle going round and round. Maybe the majority of the population is feeling today's liberal, government involved society has gotten out of hand, and not it's time to revert back to what works, good old fashioned family values. For us that does include an occasional "good HARD spanking"





I know a set of parents who never spanked their children before, they asked us how we raised our girls, and decided to give spanking a try. All I got to say is, now that their children are in line, they are much happier and healthier as a family. Spanking does work, but like anything else, parents need to believe in what they are doing.

Reply:I'm 26 and believe in spanking, but I do not agree with doing it with my hand. I use a switch (rod as used on proverbs) that is about 12 inches long and as think as a spag noodle. I had said that in a comment once and I was told that I didnt deserve to have kids and was a bad mother even though I've never had to yell at my kids or switch them in ange.
Reply:Hmmm...I didn't think so. I don't think the Supernanny is nonsense. I've been putting my son on his "naughty spot" since he was a year old and now all we have to do is start counting to get him to stop. Why wouldn't you want to learn other ways of disciplining a child, the way the Supernanny does, if possible? I don't have a problem with spanking and I was spanked, but why spank when you can do it another way? Supernanny developed those techniques because, as the nanny, she didn't think it was her place to hit another's child. I think we should spank rarely so that they don't become too used to it.

Reply:Whenever our slow-ones misbehave we put their helmets on and go to town. It doesn't take a lot of force, but we're pleased with the results. The approach requires (first) sloppy behavior. Sometimes we have the neighbors over for a red, hot totty, and usually the kids enjoy the show. Too much! Children need to learn a bit more respect, because adults have endured much (or, have earned better). Work is a j@ckass, they need to be right, and whenever we go to town I put their helmet(s) on.
Reply:I don't know that many younger moms, I am 45 and have 4 children ranging in age from 8 to 16. I have reserved spanking as a method of discipline for the right here, right now misbehaviors- running in the street, touching hot or sharp objects- but time out, grounding or removing a favorite toy or activity for a period of time usually works for other things.I count to 3 and they better get moving or one of the above is implemented!
Reply:I'm thinking the majority of the 45-65 age group probably have kids in their mid-late teens or are already grown, it would have been interesting to poll those same women when they were 18-24, those are the mothers of kids who are still young enough to be spanked, I am 34 years old and my mother is of the 45-65 age group as are all the mothers of my friends when I was young, I didn't know a single kid growing up who didn't occasionally get a good spanking.

edit: In response to the lady that says spanking lowers IQ's... How on Earth does spanking a child lower their I.Q.? It's not like you're smacking them in the brain... My 2 sisters and myself were spanked by our mother, practically beaten by our father, yet we all have high IQ's, and were Honors Students from grade school till college graduation.
Reply:I believe in both the suppernanny "crap" and spanking. I believe she does have some good idea of things to "try" before going right in to spanking a child but yes sometimes a good hard spanking is absolutely necessary.





I wasnt spanked as a child. I am not saying I am a "bad" person actually i believe I am a great person however there were time that I believed at the time i did it and to this day that i really didn;t get the punishment that was really nessary or deserved if i got one at all. I think an occasion spanking will I believe raise a kids self esteem a little. I am not saying beating the hell out of them I am saying a good spanking when called for. I think it will in a sense tell a kid that mom and dad will not tolerate some things and DO care about behavior and not just say they dont they PROVE it. I especially think its good occasionally in a house where both parents work or alot is going on. When parents arent around or alot os going on its harder to go through a grounding and the kid isn't gonna just obey it if they dont "have" to. Plus, its the fact the kid knows the parent is going out of their way to do something when they mess up verses just saying the words "you're grounded". That takes as much effort to say as I love you. You also can't just say "I love you" without some effort and proof for the kid to believe you. So to believe that you mean business they need to shown it as well more then jsut words.

Reply:Definitely we are sick and tired of spoiled kids! But I don't think this means that spanking is always the answer. My husband and I only use that as a very last resort when nothing else is getting through. But our 7 year old knows if she is extremely disrespectful or totally out of control, that it might get her that result. By the way, I think it's been over a year now since she's gotten a spanking!
Reply:I agree, because the younger generation happen to be the result of the older, and get to see first hand how that didn't work. Remember though, discipline does mean 'to teach', so use spanking as a last resort to really really bad behavior. However, if a child is about to touch a hot pan or something else that could cause serious injury, a good swat on the hands followed by the reason for it is absolutely necessary.
Reply:Becky, the supernanny show you are referring to is commercialized nonsense- it doesn't portray real life. It is used for dramatic effects.





You keep saying kids are brattier today. You don't even look at multiple factors at play such as parents who are working two or more jobs just to keep their heads above water. The real question is "Who is minding the children?"





Why would anyone want to give their children a good hard spanking? That's abuse. If I was that child I would want to hit my parents back. And I should have done it when it happened to me instead of growing up being bullied.





In answer to your question I don't think spanking or not spanking has anything to do with age. It has to do with family values, how you grew up, your own education about childhood development-which many parents I've read about on Yahoo are just plain clueless, and your own temperment. Spanking=physical aggression.
Reply:I agree with you. Watching Supernanny makes me sick. To me there is no acceptable excuse for allowing your kids to walk all over you. You lay down rules and apply structure for their benefit to equip them for the adult world. If those kids act that way in the adult world they'll never hold jobs nor will they be able to have good lives.





The way I remember life in the kids world the one who hit hardest was dominant. By parents taking spanking off the table they have removed their ability to dominate their kids in a way that can be plainly understood.





My opinion bluntly is that the Dog Whisperer (Caesar Milan) gives better parenting advice than Supernanny.
Reply:I don't necessarily agree with the statistics because, as it was a survey, it is all just a matter of opinion. Everyone has there own ways of disciplining just as every child is different and so every child will react to different means of discipline in a different way. Some children to respond to time-outs and learn from their misbehavings where as others do not and a swift swat on the bottom is okay and yes I do believe in spanking just as I do believe in time-outs. Honestly somedays I don't think either of them work, but teh best thing is consistancy and hopefully and eventually they will learn that actions have consequences.
Reply:No, I don't think they are true. I think that any survey that you take is going to be off. It all depends on WHO takes your survey. For all we know they could have gone back out the next day and had opposite results.





I think there is no such trend. People who spank were probably spanked. Their friends probably spank as well. It's just who you know I guess.





I know just as many younger mom's who choose not to discipline at all. Honestly, why do you even care what kind of discipline people use? If it works for them and their children then why even worry? Trust me; I've known many a bad child and there were some who were spanked and some who were not. It's all in HOW you discipline.

Every family I know that uses spanking has kids who misbehave. If spanking worked, you wouldn't have to keep doing it.

In fact, spanking lowers the IQ, studies show. So, please, spare us the 'common sense' of stupid young moms and stupid old moms, too. What's wrong with kids today is day care, divorce, and other forms of parental selfishness.

If I understand what you are trying to do you have one question and want to see if there was a significant disagreement between groups of people, i.e., some responded to this question negatively and some responded to this question positivity. If you have any demographic data I would use this is stratify the data and then look for the factors that might influence the response. This would be done using multiple regression methods and mapping the demographic variables to dummy variables and the response to the questions as well. There are some catches to this, but for the most part it works well.





this this isn't what you are looking for you might want to look at factor plots and main effects plots.

I got back good results from my last survey so here's another.


Now I know people think just men and overweight people snore and have sleep apnea but do any of you young slender women snore? I mean snoring that shocks people who hear you or shoked you when you found out you snored or have sleep apnea. I'm a little less than 100 lbs and I snore loud. I don't deny any accusations, I already know I snore. I've snored so loud before that I have waken myself up.
Reply:I snore. I think for me it's hereditary though. Both of my parents snore and none of us are overweight. My brother and my 2 sisters also snore. We're all well within normal weight. Both of my parents have sleep apnea but I don't yet, although I'm still young and so are my siblings. When I snore, I'll admit, it's loud.

Reply:I could care less. I live in Connecticut. Whites are still the majority here. Plus, what's wrong with non-whites? In a 100 years, you will be hard pressed to find a truly white person with all the mixed relationships going on anyway.

However, the sociologial term of "minority" refers to balance of power, not the percentage of population. For example, consider South Africa under apartide. Blacks made up 98% (if I remember correctly) and whites 2%, howver, whites were the majority because they were in power. I know its weird, but that's the way it is.

How do you get the results of a survey you created (HTML) emailed to you, or saved to your hard drive? And when it is saved to the hard drive, how do you find it?

use windows explorer to look for the file, you could start w/ the my documents folder(if it is saved on your hard drive) as for the other, that depends on how you set up the on-line survey...
Reply:You need to use some kind of server or client side script. I would suggest searching for 'Free PHP contact me script' or something to that effect. It will email you with the forms content every time someone fills it out and presses submit.
Reply:This depend on if you are using server side scripting or client side scripting. There are lots of PHP scripts for servers or javascripts for clients to be found. Try searching "free email form scripts" and pick your poison.
Reply:Making forms work requires some *magic* on the server side. Traditionally this magic is CGI scripts, php, java, etc. Basically just something that can receive the POST action contents and then interact with the mailer (or filesystem)

That will use the client's default email program to send the results to you.

If you're using a scripting language like PHP or ASP, there are a number of "freebie" scripts out there to get off the Internet that will handle the form processing for you. In PHP, I use "formmail.php" all the time, and swear by it. I have no idea about ASP, PERL, or Python, but I'm sure they're out there.





You can also send the form to yourself in an unformatted email, using some simple HTML tags. I don't remember them right off the top of my head, but you have to use tags to designate the output as "text/plain" and perhaps one or two other attributes. Do a Google search and you might see how it's done.

Why do radio stations want to know the results of rating surveys?
We use the ratings to determine our advertising rates. The higher the numbers within a certain demographic, the more advertising is purchased targeting those listeners.





That's why a station which may appear to be low-rated overall (Ages 12 and up) may make far more money than the CHR or Rap/Hip Hop stations. News/Talk and Adult Contemporary and Adult Urban bring in more advertiser dollars because their listeners have money to spend on cars, homes and services.





The other stations get stuck selling fast food, nightclubs and lower paying advertisements. Any ads you hear for music are national ads that are usually paying for a programming service and the station makes no money.





Public service ads are aired for free.

Reply:The other two answers are both generally correct. Not ALL music advertising is non-revenue (and a couple of other minor discrepencies). But there are reasons other than selling ads and determining rates (though those are right on up there in importance).





With the right knowledge, a good station program director or manager can determine where his listeners are, how old they tend to be and a number of other facts about his station and the audience taken over a period of time to show "trends."





Then she can program the station according to the results of her studies. This, in theory, makes the station even stronger and so subsequent "books" (ratings reports) will show that growth.





This, in turn, allows the station to charge even more for its commercials when the ad sales reps go calling on their clients. This is simplified for your purposes, but I wanted to be sure you understood that both sales AND programming elements of the station benefit from accurate ratings.

(some of) The media tells us that to be beautiful, we have to be thin, and wear certain clothes, and have this hair color, and be tall with long legs, etc., etc.

It can place some pressure on adults who aren't so secure, but it seems to affect teens and young adults the most.

Eh, not really sure. Like I said, the one's who aren't so secure do, because they don't realize that they're fine with who they are; and teens usually don't have the highest self-esteem unless they fit in with the mold.

I was watching "The power of ten" and a similar question was asked. The result of their survey showed a very very low percentage agreeing with the concept. I don't think that that reflects very well on America. Does any one out there agree with me?

I too saw that show and was absolutely shocked at the low number. I believe that once a promise is made, you stick it through until fulfilled. We are gaining and will succed. God Bless the United States of America, our President and all of our Military Personell stationed around the World.

Do these people really hate their own country that much? It's quite a stretch to say Bush doesn't believe the "brown man" should have freedom and democracy. The US should be using their failure in Vietnam as an example of why they should get out now.
